A Schedule of Condition provides evidence of the condition of a building at a certain point in time. This will usually be, primarily, a photographic record which TMA can produce and agree with all parties.
Schedules of Condition are most usually agreed at the start of a new lease to be attached to the lease. However, they may be needed at other times such as:
- Before carrying out work that may be subject to the Party Wall Act
- Before carrying out work that may affect a neighbouring property
- Before carrying out building work on leased premises
